1. Period of hire and occupancy
Black h: Weekly lets consist of Friday to Friday, or Monday to Monday. Long weekend lets consist of Friday to Monday. Mid-week lets consist of Monday to Friday or as otherwise agreed. No more than two adults are to occupy the house at any one time, no children are allowed. Check in is from 16.00 onwards, check out is by 10.00 please. We can not allow access to the house outside of these times without prior agreement.
Wood h: Weekly lets consist of Saturday to Saturday, short breaks of three or four nights subject to availability. The house is only to be let to those agreed and confirmed when booking. No more than six guests and one infant are to occupy the house at any one time. The two guest rate is for sole usage of the house, using the ground floor bedroom suite and living space, all other bedrooms should be unused, additional rooms used will incur a surcharge to match full house rental fee at the time of occupancy. Check in is from 16.00 onwards, check out is by 10.00 please. We can not allow access to the house outside of these times without prior agreement.
2. Booking and payment
Bookings are handled by a secure partner, Inn Style. A 30% deposit per rental will be required when booking is confirmed. Secure payment links will be sent, we accept all major credit and debit cards. The remaining balance will be required eight weeks prior to let date (unless a late booking or by special arrangement). If the balance is not received then the owners will be entitled to re-let the house and the booking will be forfeited. If the house is not re-let then the deposit will also be forfeited.
3. Cancellation
If you decide to cancel we will try to re-let the house. If successful a full refund will be made, if not then the deposit will be forfeited. However, if cancellation occurs within eight weeks of the let commencement date and the house is not re-let, then the full fee will be due and forfeited. Booking Protection is an upgradable option when booking directly via Inn Style. You are recommended to take out adequate travel insurance for your holiday.
4. Availability
If for any unforeseen reason we have to cancel your booking, a full refund of the let fee paid will be refunded, with no further claim against the owners or management company.
5. Services
Electricity, Wi-Fi, TV, sheets, duvets, linen, towels are all included in the fee, plus a basket of wood for the stove.
6. Breakages and damage
All guests agree to a £500 housekeeping/security deposit for each booking. This is added to the final balance. We understand there is general everyday wear and tear to the house, please inform us of any breakages or damages so that we can repair/replace before the next guests arrive. We retain the right to seek additional compensation from guests if damage/breakages/cleaning is deemed above the £500 housekeeping/security deposit. We ask all guests to treat the house as if they are staying with us personally, leaving it in a clean and tidy condition, refer to house manual for check out instructions. Where no damages or additional cleaning occur, the housekeeping/security deposit will be refunded via the same payment method normally within two weeks after check-out. Please allow 5-10 working days for this to arrive back onto your card.
7. No’s
Strictly no pets and no smoking in the house.
8. Liability
We accept no liability for any death, personal injury, illness, loss or damage of guest’s personal property while staying at Black h or Wood h. The use of the property and contents is entirely at guest’s own risk.
9. Right of entry
We reserve the right of entry to the property at any reasonable time for maintenance, repairs or inspection.
10. Contract
The rental contract is between the paying client and the management company as denoted in section 11. Legal. The house is only let to the agreed guest numbers as confirmed when booking. No sub-letting is allowed and no parties, private events, commercial content shoots (photography, video, film, sound) are permitted at Black h or Wood h without prior agreement.

Black h and Wood h are let and managed by Harlosh Limited, registered in Scotland: SC832882, denoted as ‘we’ in these terms.
